If you’re searching for a window cleaner in Leeds, the first thing you want to know is what it’ll cost. Most window cleaners won’t tell you until they’ve seen your house, or they’ll give you a figure on the doorstep with no explanation behind it.
We think you should know before you pick up the phone. So this guide explains how window cleaning is usually priced, what pushes the price up or down, what we charge (every price, in full), and who we’re honestly not the right fit for.
Key takeaways
- Most homes in Leeds pay around £15 per clean every 4 weeks with us. Larger semis are £20–£25, and detached homes start at £25.
- Cleaning every 8 weeks costs a little more per visit (from £17), but less over a year.
- A one-off clean costs around two and a half times the regular price, because it takes much longer.
- Extras like conservatories, porches and Velux windows add a few pounds. Glass roofs and gutters are separate services.
How do window cleaners work out their prices?
Almost every window cleaner prices on the same few things, whoever you use:
- The size and type of your home. More windows, more time. A 5-bed semi takes a lot longer than a 2-bed terrace.
- How often they clean. Regular cleans are cheaper per visit because the windows never get too dirty.
- Extra glass. Extensions, conservatories, porches and roof windows all add time.
- Access. Tall properties, tricky back gardens or windows that are hard to reach can take longer.
- How the business is run. A sole trader and a larger company with a team and vans have very different running costs, so prices vary. Neither is wrong. We’ve written more about this in why window cleaning prices vary.
That’s why you’ll see different prices across Leeds for what looks like the same job.
What does Morrells charge?
Here are our standard prices per clean, before any extras. Every standard clean includes all your windows, frames, sills and doors, every time, not just the glass.

“Why does 8-weekly cost more per clean?”
Your windows have twice as long to build up dirt between visits, so each clean takes longer. That’s why 8-weekly is about 10% more per visit. Over a year, though, you’ll still pay less in total than with 4-weekly cleaning, because we come half as often.
“I’ve got a conservatory and an extension. What will that add?”
If your home has more glass than a standard house of its type, we add a small amount to each clean:
| Extra | Added per clean |
|---|---|
| Extension windows | £4 |
| Porch windows | £5 |
| Dormer windows | £5 |
| Summerhouse or outbuilding windows | £6 |
| Orangery or lantern windows | £8 |
| Conservatory windows (not the roof) | £10 |
| Velux windows | £2 each (£5 minimum) |
Example: a 3-bed semi with an extension, cleaned every 8 weeks, costs £17 + £4 = £21 per clean.
“How much is a one-off window clean?”
If you just want your windows done once, for example before selling, after building work or ahead of a special occasion, a one-off clean works out at around two and a half times the 4-weekly price:
- 3-bed semi: £40
- 3-bed semi with an extension: £50
- 4-bed terrace: £40
- 3-bed detached: £65
One-offs cost more because they take much longer. Windows that haven’t been cleaned regularly have months (sometimes years) of built-up dirt, so we use a special cleaning solution and extra steps to bring frames, sills and glass back up to standard. A regular clean is just keeping on top of it.
“Do you clean conservatory roofs and gutters too?”
Yes, but these are separate services rather than part of a standard window clean, which doesn’t include glass roofs:
- Conservatory roof cleaning: small £150, medium £250, large from £350. We confirm larger roofs from photos or a visit before giving a final price.
- Gutter cleaning: £60 per side of the house (so £120 for two sides, £240 for all four).
You can add either of these to your regular window cleaning. They’re charged as one-off jobs, so they don’t change your regular price.
What can push the price up (or down)?
Things that push it up:
- A larger property or a lot of extra glass
- Choosing 8-weekly instead of 4-weekly (slightly more per visit)
- A one-off clean rather than a regular one
- Unusual height or access, which we’ll always quote individually rather than guess
Things that keep it down:
- Regular cleaning, so dirt never builds up
- Choosing 4-weekly if you want the lowest price per visit
- Giving accurate details when you get your quote, so there are no surprises
“Are there any hidden costs?”
No. There’s no sign-up fee and no separate first-clean charge for regular customers. Your first clean is charged at your normal price.
The only time a price changes is if your property is different from the details you gave us. If that happens, we’ll talk it through with you and agree any change before we clean. We’ll never just charge you more on the day.
“How does paying work?”
All our regular customers pay by Direct Debit through GoCardless. There’s no cash to leave out and no need to be in, and every payment is protected by the Direct Debit Guarantee. Payments are taken within 7 days of a clean. You’re kept up to date all along the process with emails from GoCardless so there’s no surprises.
Is it worth paying a bit more?
That depends entirely on what matters to you. If you’ve got a window cleaner you’re happy with, stick with them. There’s no reason to change.
If you’re choosing for the first time, here’s what’s behind our price:
- A team of window cleaners and four vans, so your clean doesn’t depend on one person
- Frames, sills and doors cleaned every visit, not just the glass
- Payment by Direct Debit, with no cash and no chasing
- Around 2,000 homes looked after across Leeds, Bradford and Pontefract since 2018
- Over 280 five-star reviews, and Three Best Rated in Leeds from 2023 to 2025

5 questions to ask any window cleaner (including us)
- Are you insured? It’s worth knowing you’re covered if anything goes wrong.
- What’s included in the price? Just the glass, or frames, sills and doors too?
- What happens if a clean needs rescheduling? Weather happens, so it’s good to know how they handle it.
- How do I pay? Cash, bank transfer or Direct Debit: pick what suits you.
- Can I see your reviews? They’ll tell you more than any website can.
Window cleaning price FAQs
Is the first clean more expensive?
No. If you sign up for regular cleaning, your first clean is charged at your normal price.
Do you clean frames and sills?
Yes. Every standard clean includes all your windows, frames, sills and doors, every time.
Do I need to be home?
No. We’ll send a text the evening before we’re due and all we ask is any gates are left unlocked so we can access all the windows. If it doesn’t work for you, just let us know and we’ll skip. If we turn up, and the gates are locked, we may still charge full.
Do you cover my area?
We cover Leeds, Bradford, Pontefract and the surrounding areas. The quickest way to check is to put your postcode into our instant quote tool.
Do you clean detached houses with 4 or more bedrooms?
Yes. Because these vary so much, we give each one an individual quote rather than a standard price.
Can I switch between 4-weekly and 8-weekly?
Yes. If you need to change the frequency just let the team know and we’ll be able to sort that for you.
